How are yields calculated?
This gives you the median annual rent as a percentage of the median sale price in a given location. Below is a simplified calculation: (median monthly rent * 12 / median sale price). To produce more accurate yields, we only use sale prices from properties that are not yet sold and only include rental listings that have a let agreed status within the last 360 days days, on top of our usual exclusion of erroneous listings.
Why is a listing marked as sold when I click through to it?
There is a delay of upto a few days between our last scan of a listing and its current sale status which allows this to occur. This is more likely to happen to high listing properties as those tend to sell quickly.
